One of the best ways to lead a fulfilling swinger lifestyle is arrange your own regular swinger parties.
Whilst it helps to own ideal party venue property, such as a larger detached house; it is by no means essential.
Similarly, whilst being a swinger couple makes the perfect situation to be ideal sex party hosts, singles of either sex can also host successful events.
You can organise any type of party, from swinger social meetings where no physical intimacy is allowed, to hard group sex orgies.
Most swingers agree that the best swinger parties are those held in private homes, especially where the house is large and luxurious and the owner-hosts are experienced swinger couples. Unfortunately, not many people are luck enough to own houses with five or more bedrooms with luxurious facilities like indoor swimming pools and Jacuzzis. So how big a property do you need to use it for regular swinger sex party events?
Much depends on the location of your property. If it is in an area where there are plenty of swingers looking for new party venues, you will probably be successful using a fairly ordinary three bedroom house or even a nice two bedroom apartment.
The important thing is how you go about promoting your parties and getting regular guests. Being a

Trying to contact enough swingers via any other means is not going
to find you anything like enough guests for even a small event to have any chance of regular success.
You don't have to use your own home to hold swinger events in. The following sections look at the three other options: Short-term lettings, Hotels and Long-term rented premises.
Probably the most successful form of short term lettings used to hold sex parties and other swinger events in are short-term let apartments, available in many urban areas. It is possible to rent these, often quite luxuriously appointed type of premises, for as little as a single day. But even where this, perfectly suited, arrangement is not available, renting for a whole weekend usually is possible and that still makes a fairly small to medium size event financially viable. It is worth saying at this point that the decision whether to charge guests to attend your events is entirely up to you. Generally swingers are happy to contribute a fair share of the overheads but some will think twice about attending events which they perceive to be purely profit motivated.
There are many places where short-term let apartments are not available and alternative short-term property rental is provided by holiday lettings. These can also make good venues for swinger events but as they are often located in areas of fairly low population, such as coastal areas or national parks, it can prove more difficult to find enough people who are willing to attend events in them.
Some hotels have rooms and suites that are suited to holding small sex parties. The most difficult bit is finding ones that have the right facilities but also pose as little risk as possible of the nature of the event being discovered or having an embarrassing interruption during the activities. The difficulty is one that can usually be overcome by diligent research and perseverance but an easier option is to use hotels as venues for meetings or swinger-social events. This sort of event is best arranged in a function room and this opens up the possibility of considering similar rooms that may be hired in larger pubs and other organisations.
For experienced swingers who want to organise sex parties on a very frequent and regular basis over a long period of time, there is always the possibility of opening up their own swinger club. This obviously requires a great deal of commitment and the ability to undertake significant financial risks. It is certainly not the swinger lifestyle path that many are able to take. Those who have been truly successful in keeping swinger clubs running over substantial periods of time are fairly few and far between and it has to be said that there have been many others who have fallen by the wayside; usually acquiring financial debts and even laying themselves open to criminal prosecutions in the process. This isn't to say that, run properly, a swinger club breaks any laws. Those who have floundered in this respect have done so by allowing financial pressures to tempt them into including some illegal practices.
For those who possess the necessary qualities, resources, and are still driven towards the goal of running their own swinger club; the identification of suitable premises will be the major hurdle. It will not prove easy to find a property owner who is willing to let his premises for the purposes of a swinger club. Even if one can be found, it is no good settling for premises that are wrongly located or offering barely suitable facilities. Added to these requirements, the lease and rent will have to be right. Swinger clubs are not pots of gold; either from the point of view of the numbers of people interested in regularly attending them or from the amount that most swingers are willing to pay to do so.

The most important box is the one headed Description. Provide as much detail as possible about the nature of the event. State whether it is a sex party or a swingers social event. If it is a sex party, say whether the activities are likely to be soft-swing, full on hard-swing, or other. Describe the type of guests you are inviting. Will they be swinger-couples only, swinger-couples and females, or mixed singles and couples. If the guest list is open to everyone (i.e. mixed singles and couples), will you be setting any limits on the males:females ratio. Also include in the description box; the rooms, layout and facilities of your venue, highlighting all of the points that are likely to prove attractive to potential guests.
